The story of Elisenheim is a testament to vision, resilience and growth. It all began in 2014 with the acquisition of Farm Elisenheim, located just north of Windhoek. This marked the inception of the Elisenheim Property Development Company Ltd (EPDC), setting the stage for what would become one of Namibia’s most iconic residential developments.

From Vision to Reality
By 2006, over 1,000 hectares of land were set aside and rezoned for development. The Elisenheim Estate was officially launched on 30th January 2010, heralding a new era in Namibian property development. This flagship project quickly gained recognition for its unique blend of modern amenities and natural beauty, making it a sought-after destination for residents.
A Landmark Development
In 2014, the Elisenheim Property Development Company (EPDC) became the registered owner of Portion 5 of Portion 4 of Farm Elisenheim No. 68. The estate spans 1,186 hectares, with 628 hectares earmarked for residential purposes and 558 hectares held in reserve for future development. The residential area consists of 21 extensions, to be developed in 13 phases, each meticulously planned to offer a harmonious living environment.

Elisenheim’s town planning is a model of thoughtful development, including 6,000 plots, 5 churches, 3 schools, general residential plots and a business zone comprising retail and commercial plots. Record sales have been achieved with the selling of these phases:

The demand for serviced land in Namibia far exceeds the supply, with a current housing shortage of over 40,000 dwellings, mainly in high-density urban areas. Where is Elisenheim Lifestyle Estate situated?
Elisenheim Lifestyle Estate is situated directly north on the outskirts of Windhoek, a 9 minute drive approximately 7.4 km via the Western Bypass.
How much for a plot?
Plots at Elisenheim are selling @ a rate of N$ 1750/m² for single residential and N$ 2 200/m² for general residential, business and commercial. Prices are subject to review and availability.
Are the bond and transfer costs included in the purchase price amount?
The bond and transfer fees are not included.
How much deposit should I pay?
N$ 5000 non-refundable deposit (single residential) and N$ 30 000 non-refundable deposit (general residential, business and commercial)
When may I construct my dwelling?
Construction may commence as soon as the plot has been transferred into the name of the purchaser.
If the plot is transferred into my name, should I immediately have to start with construction?
The purchaser shall within 2 (two) years after registration of transfer, erect and complete construction.
Do levies apply at Elisenheim Lifestyle Estate?
The current levy for a single residential erf is N$ 650.56
What are Design Review Committee (DRC) fees?
The DRC fees of N$ 4 500.00 are fees that will be paid by the purchaser to the DRC to review and approve your building plans before they can be submitted to City of Windhoek.
What documents do I need to purchase a property?
Natural Person: Certified copy of Identity Document (ID) or valid passport not older than six months, valid entry permit for foreigners, certified copy of marriage certificate (if any) not older than six months, certified copy of ANC agreement (if any) not older than six months, copy of source of funds (if investments, savings etc), copy of source of income (3 month bank statement, payslip or bank approval letter), tax certificate, copy of registered business documents (if self-employed/owner).
Company: Most recent Certificate of Incorporation (CM1 form) and notice of registered office and postal address bearing the stamp of the registrar of company office and postal office address (CM22 form), certified copy (not older than six months), Identity Document (ID) or passport (if foreign national) of the Managing Director/Chief Executive Officer, tax certificate of all parties, company’s letterhead reflecting the trading name and business address or other means of verification thereof (if applicable), proof of authorization of representatives (e.g authorizing resolution of confirmation signed by the Managing Director/Chief Execution office)
Trust: Details of all natural persons, companies, close corporation and/or other legal entities who/which are the beneficiaries of the trust, the trust deed of other founding documents together with the trust money protection certificate, tax certificate of all parties.
Can foreigners buy property in Namibia?
Yes, foreigners are welcome and free to invest in residential property in Namibia and will get 100% full ownership when they do. This is subject to Namibian regulations.
